Furnace has dirty blower wheel and blower motor is leaking oil. Recommend clean blower wheel, and potential replacement of blower motor.
Air scrubber will help filter catch more dust/purify air/protect system.

CM Heating performed Maintenance on gas furnace, a/c and hot water tank. All systems are working properly upon arrival. Wiped down furnace. Inspected and tested all major components. Installed air scrubber per homeowner approval. Inspected air conditioner and tested all major components. Rinsed off a/c. Drained and inspected hot water tank. Found no expansion tank. HWT was installed in 2015. Recommended adding expansion tank, homeowners will call if they want to proceed. All systems are working properly at this time.

CM Heating Performed a maintenance service on the heat pump unit. This unit is only working in cooling mode-unusually wired up.
-Took measurements of consumable components and verify they are within specific tolerance.
-Compared baseline refrigerant data to current readings.
-Inspect electrical and mechanical components for premature wear/failure.
-Inspect overall condition of the heat pump.
My findings: Only two wires are supplied to the heat pump. 21 year old system is operating below average. The cooling system will struggle to lower the temperature on very hot days within the upper level of the home.
