Customer stated that their AC unit is not putting out cold air, only warm air. I fired of the heat pump in cooling mode but was getting 130 degree temp coming from the supply’s. So I tried running it in heating mode but got the same this liquid and suction pressures were both at about 220 psi. So then I tested the reversing valve and was getting the correct voltage. So then I pulled the wire for the control for the reversing valve and could hear it clicking but not moving after testing that on about the 3rd time I hear the reversing valve shift ( it unstuck its self ) So then I put everything back together and fire the system in both cooling and heating mode. I would recommend adding some AC renew to help with the sticking Reversing valve. If it continues to stick it with need to be replaced.

Customer called and said that their Ac wasn't working. Upon investigation, the technician found that the unit had a bad contactor. The technician replaced the contactor and found that the unit was now working properly.

Customer called in and said their AC unit is not cooling the upstairs portion of their home. Upon investigation the technician found that the system was a little low on refrigerant (subcool was at 8, output at vents on top floor is 54 degrees). I added about 10 ounces to the system bringing up the subcool to 12 and lowering the vent temperatures on the top floor to 45 degrees. If issue continues of uncomfortable temperatures on the top floor, the air flow would need to be addressed. Home went from a PSC motor to Variable speed which may cause less air to reach top floor.

We performed standard maintenance on an air conditioning unit. System is running well, all components in the unit are within manufacturer's specifications. Placed two condensate drain pan treatment tablets. No issues at this time.

Customer stated that the Bryant AC system stopped working. Homeowner advised that the compressor was recently replaced. System was operational upon arrival. I checked pressures and they were off. I checked indoor coil and found frosting up. Thermostat is sending proper air flow speed, air flow is not the issue. TXV was not properly regulating refrigerant and is causing the suction line to ice up to the compressor despite sensing bulb fully seated against suction line. TXV will need to be replaced. No other issues at this time.

Customer stated that their heat pump was not working. Performed diagnostic test on non working heat pump. Bad dual run capacitor, replaced with new. All operations normal at this time.

CM Heating installed a Rheem 13 SEER 3ton AC for this customer on 2/6/17, and now the unit is having issues cooling the upstairs portion. The customer will set the home for 71 degrees and the downstairs portion will cool to that temperature relatively quickly, however, the upstairs portion is considerably warmer than downstairs. Customer would like to have it checked out, I believe there may be some bedrooms upstairs, so that could be pretty inconvenient. Upon investigation, The TXV sensing bulb wasn’t secured to the suction line correctly see pic for details. I fix by properly securing sensing bulb wrapping it in insulation zip tieing the insulation and wrapping it in tape. Not charging customer at this time. Customer was interested in signing up for HVAC club membership sending them the price to sign up. Alll operations normal at this time.

Customer stated that their AC would not turn on and they believed the unit was frozen. Upon investigation, the technician found that the control board is faulty. On a call for cool, no signal is being sent by the board to activate the condenser and fan but the board is still able to send a signal for a call for heat. Verified this by jumping the R to Y terminal (nothing happened) R to G (delayed start) R to W (unit began cycle of operation for heat). Replacement of board is needed for further diagnostic

Customer noticed some water on the floor near their Furnace/AC, a couple of years ago they had the same issue and it ended up being a block of ice somewhere in the hose or the unit. Customer says the unit is running, but is unsure if the temperature is stabilized or not. Upon diagnosis, the technician found that system is under charged. This indicates a refrigerant leak somewhere in the system. The water is leaking from the water heater next to the equipment. Did not see any immediate indication of water leaking from evaporator coil. Will have to inject dye and have system run for a few days and return to perform leak search. Water heater is 15 years old and is leaking. Recommend replacing. Found dual run capacitor out of range and contactor is wearing out and should be replaced. Maintenance on cooling system cannot be performed until leak is found and repairs are made. Based on age of of system, cost of repairs and potential repairs I recommend replacing unit.

Customer noticed they had very low air flow on their air conditioning unit and that it was taking a long time to cool. Their unit was installed approximately one year ago. Customer has variable speed blower motor and was concerned with weak air flow and equipment running for long longer duration then his last heating equipment. had 112 supply temp and 68 return 42 delta T all checked out great explained to customer how the variable speed blowers work with longer run times with lower amp draws for more efficient run times. Air flow check out normal. All operations normal at this time.
