CM Heating performed Maintenance on gas furnace, air conditioner and water heater, tested capacitors, inspected electrical components and motors, tested compressor, replaced filter, system is running normal at this time
CM Heating performed a maintenance on a furnace and air conditioner. Furnace and air conditioner working properly at this time. Checked all amp readings, and electrical componets. All capacitors in range and refrigerant levels normal. Getting proper temp rise and drop.
Furnace has dirty blower wheel and blower motor is leaking oil. Recommend clean blower wheel, and potential replacement of blower motor.
Air scrubber will help filter catch more dust/purify air/protect system.
Hot water tank flushed, purged of air and tested. Unit operating properly.
CM Heating performed an Air conditioning diagnostic and Found ac wiring on control board not wired correctly reset wiring and system is running at this time
CM Heating Performed maintenance on AC unit. Check safety circuits, performance of consumable components, refrigerant level/pressure, and the proper operations of the AC unit. Measurable specifications are all within manufacture design.
All operations normal at this time.
CM Heating performed an air conditioner diagnostic and found crossed wires on thermostat to control board. As well as performed a routine maintenance on the unit, tested capacitor and compressor and fan motor. We Cleaned inside and out and tested temperature drop and system is running at this time.
CM heated performed a maintenance on an AC and gas Furnace. Tune and clean gas furnace. Removed and cleaned the burners and flame sensor. Tested the capacitor, gas pressure and igniter. Took amp draws of motors. Visually inspected the control board and blower assembly. Cleaned filters and checked delta t.
Inducer motor house is cracked. Igniter is testing high resistance.
Tune and clean ac. Tested capacitor, contactor, pressures, delta t and amp draws.
System is running at this time. Recommend replacing furnace due to age. Recommend changing filter to 4in paper pleat due to dust getting past the current filter.
CM Heating Completed maintenance on furnace, ac and tankless. All units operating properly at this time. No concerns. Added air scrubber.

CM Heating Performed a maintenance service on the heat pump unit. This unit is only working in cooling mode-unusually wired up.
-Took measurements of consumable components and verify they are within specific tolerance.
-Compared baseline refrigerant data to current readings.
-Inspect electrical and mechanical components for premature wear/failure.
-Inspect overall condition of the heat pump.
My findings: Only two wires are supplied to the heat pump. 21 year old system is operating below average. The cooling system will struggle to lower the temperature on very hot days within the upper level of the home.
CM Heating Performed maintenance on ductless heat pump. Checked and/or clean air filters and cabinet housing as needed. Checked for loose electrical connections, physical damage, conditions of the head units and outside unit.

CM Heating performed an AC diagnostic and found that an Electrician will need to be contacted. System does not have 240V.
CM Heating performed an AC diagnostic and Found system low on charge for r22 system would need to do a leak search and find and repair leak then re-diagnose after,
CM Heating performed Maintenance on gas furnace, a/c and hot water tank. All systems are working properly upon arrival. Wiped down furnace. Inspected and tested all major components. Installed air scrubber per homeowner approval. Inspected air conditioner and tested all major components. Rinsed off a/c. Drained and inspected hot water tank. Found no expansion tank. HWT was installed in 2015. Recommended adding expansion tank, homeowners will call if they want to proceed. All systems are working properly at this time.
