CM Heating Performed a furnace maintenance and heat pump maintenance operated the systems to ensure proper operation, found the blower motor leaking fluid and recommend replacing it soon. Need to get back to the customer on the cost for replacement. No other issues found at this time.

Customer requested standard maintenance on his heat pump and air handler. The technician performed Maintenace on Electric air handle and heat pump. Tested all components sensor meter reading and amp draws cleaned vacuumed and hand wiper furnace cabinet cleaned dirty EAC filters replaced thermastat battlers and wireless outdoor sensor. Suction line was a little low but customer send it’s working great so just something to watch when we com back out for his next maintenace. All operations normal at this time. Customer has a Fujitsu ductless system. He states that he cleaned his filters and since then all three lights on the head unit are flashing variously, 2 Green lights and 1 Red light. Customer also believes some filters may be missing. Upon arrival, the technician found the indoor heads gave 7 green flashes (operation), 1 Red flash (Timer), and continuous green blinking (Economy). This indicates that the discharge thermistor is tripping causing only one head operation at a time and not efficient cooling/heating. I checked the resistance on sensor and got 32 ohmns which translate to about 90 degree reading for the discharge line. This is false as the line is cool to the touch, replacement is needed for further diagnostic.
Ductless Heat Pump Maintenance - System is running well, all components are within manufacturer’s specifications. Filters have been cleaned, all coils washed, units inspected for leaks, connections, and batteries changed on all remotes. No issues at this time, recommend annual maintenance.
Performed a furnace maintenance and heat pump maintenance, found no issues with either system.
CM Heating performed a ductless heat pump maintenance and inspected all units for leaks, filter condition (filters cleaned and paper filters checked), performance (supply temperature) and coils cleaned. Outdoor unit has been cleaned and connections inspected. All operations normal at this time, no issues.

CM heating performed Ductless Maintenance - System is running well, all components are within manufacturers specifications. Filters have been cleaned, batteries replaced and units wiped down. Output at units are averaging over 100 degrees. Recommend annual maintenance.
CM heating Performed maintenance on ductless heat pump unit. Checked electrical safety circuits, condition of evaporator and condenser coils, fan blade and wheel, drain lines, and fins.
Cleaned unit and filters. Checked remote batteries.

CM Heating Performed a furnace maintenance and heat pump maintenance operated the systems to ensure proper operation, found no issues with the systems. The thermostat is showing signs of wear and I recommend replacing the current thermostat. No other issues found.
CM Heating performed heat pump Diagnostic - Upon investigation, I found that the outdoor capacitor was out of range which is the reason why the compressor wasn’t being activated. Once I replaced capacitor the compressor turned on but shortly after the outdoor coil began to ice up. I hooked my gauges up and found the suction side to be very low on pressure (11 psi) so I added about a pound of refrigerant to see if numbers would improve. The system did improve slightly (went form 11 to 32 psi) so the system is very low on charge. This is due to a leak in the system and needs correction before continuing diagnostic. Based on age of furnace, efficiency and cost of repairs recommend replacement.
CM Heating Performed maintenance on ductless heat pump. Checked and/or clean air filters and cabinet housing as needed. Checked for loose electrical connections on the units.
