CM Heating performed a full maintenance on the customer's Gas Furnace, as well as performed a full maintenance on the customer's Standard Hot Water Heater. No concerns at this time.
Customer's electric HWT is not working, she doesn't have hot water. She is hoping it can be repaired rather than replaced. Pressed manual reset and regained partial function of the unit however both upper and lower thermostats should be replaced to regain full function. Recommended either replacement of the hot water tank or replacing the hot water tank thermostats.
We installed this customer's hot water tank last week and she says the temperature fluctuates from very hot to very cold sometimes. Her old tank did not used to do this,so she wasn't sure if it was a setting issue. Upon arrival, the technician reset hot water tank, and pilot. Ran a few test on hot water supply to different faucets. Possible single type faucet not properly balancing hot and cold water and default higher pressure cold water when another hot water source is being used to prevent max hot water. Test other dual faucets and operations normal. Recommend new shower faucet such as dual or one that could regulate temperature and water pressure appropriately. Lowered and adjusted hot water temperature from 143 degrees to 115-120. All operations normal at this time.
Customer had us come out and perform a Hot Water Tank Maintenance.
PSE was out there to research gas smell, confirmed no gas leaks, but are unable to turn pilot light on gas hot water tank back on. Customer also stated that the box in front of the hot water tank is warm and had concerns about it being broken. Found no issue with hot water tank. Unit was flashing no error codes, and burner was operating, waited for 20 minutes.
CM Heating performed a water heater diagnostic and found the hot water tank pilot light would not stay triggered because of bad thermocouple. Replaced thermocouple and pilot stayed lit and main burners ignited with no issues.
CM Heating Inspected water heater and determined that venting seems to be correct and to code. Tank is 15 years old and is leaking, due to lack of service and acidic sediment build up inside tank. Customer would like a quote on a new tank.
CM heating Performed a furnace maintenance operated the system to ensure proper operation, also hot water tank inspection. No issues found.
CM Heating performed hot water tank diagnostic and found Thermostat control for the upper element is not working properly. Will need to contact Bradford white to see how to proceed since the unit is under warranty still, but unsure if warranty is transferable to the new homeowner. The office will contact the customer with information regarding the hot water tank and warranty.
CM Heating performed a hot water tank diagnostic and the Hot water tank fired up first try. Explained to customer that pilot light needs to build up charge with the flame before it stays lit. Customer states no reason for pilot to go out, asked customer to catch error code if problem happens again.
