CM Heating performed 1st year maintenance on air handler and heat pump, cleaned inside and out, tested capacitor and compressor, tested motors, tested system in heating and cooling, system is running normal at this time
CM Heating performed a heat and cool maintenance.
Tuned and cleaned gas furnace. Removed and cleaned the burners and flame sensor. Tested capacitor, gas pressure, and igniter. Took amp draws of motors. Visually inspected the control board and blower assembly. Cleaned filters. Checked delta t and carbon monoxide levels. Visually inspected the heat exchangers.
***Furnace is in poor condition. Control board is burnt and has cracks. Capacitor is low on charge. Fan assembly has dust accumulation and motor is leaking oil. Burner box compartment is rusted and building corrosion.
***HEAT EXCHANGERS ARE RUSTING AS IS THE EVAPORATING COIL.
Refrigerant pressures show there is no refrigerant in the AC. The system runs on R22 and is no longer made and repairs are very costly.
I recommend having an estimate on new equipment due to age and cost of accumulating repairs.

CM Heating performed Maintenance on furnace and ac. Removed and cleaned the burners and flame sensor. Tested capacitor, gas pressure and igniter. Took amp draws of motors. Visually inspected the control board and blower assembly. Checked amp draws on compressor and fan. Took delta t in cooling at 20 degrees. Tested capacitor. Cleaned outdoor unit.
The flame sensor is heavily damaged. Recommend replacement.

CM Heating Performed a furnace maintenance and tankless maintenance operated the systems to ensure proper operation, flushed the tankless with white vinegar to descale the heat exchanger, found no other issues. Recommend replacing vs repairing the current furnace based on the age of the equipment.
